Project Scope
From March 2003 to present day, TAIT has been providing services for the redevelopment of a 3-acre site near the Huntington Beach Pier. The project includes over 200,000 square feet of mixed-use, vertical, visitor-serving development to include a 152-room hotel, restaurant retail space and office space. The project required redevelopment of a downtown two-block area vacating public streets and alleys, a complete infrastructure rehabilitation, as well as extensive analysis and integration of an existing upstream drainage system.

Project Challenges
The project redevelopment required compliance with the latest storm water runoff and water quality regulations while maximizing the gross areas for lease. The site had absolutely zero area for natural detention and/or vegetative water quality since it was being constructed on a 2-level subterranean parking structure. Also, the City of Huntington Beach was extremely strict on water quality since they are the last line of defense prior to water entering the Pacific Ocean.

TAIT Solutions
TAIT was able to deliver civil infrastructure and mapping designs – including innovative storm drain design, water quality conformance and mapping entitlements – with city permits well before a complete set of architectural plans could be developed. TAIT was successful in convincing the city to use mechanical units that were cleverly designed within the parking structure, under a new private street, with access through the structure for maintenance purposes. A second water quality system was designed in a small private alley to filter the runoff prior to entering a public 90’’ drain pipe, used for detention within the public right of way.
