The Press
Costa Mesa, CA
As Master Engineer for one of the County of Orange’s largest repositioning projects, TAIT provided not only Civil Engineering and Infrastructure input and design, but also provided the Developer Entitlement Services and Municipality Coordination. Once a newsroom, printing press and distribution facility for the LA Times, The Press has been reimagined as a creative work campus and food hall. The reinvention of this building celebrates the history and character of the industrial space. The revitalized space is divided into five sections, each with unique industrial details salvaged and restored from the original structure, as well as modern architectural features that highlight the site’s rich history.
Orcutt Senior Housing Development
Orcutt, CA
TAIT is developing a new modern senior housing facility on a property owned by Orcutt Union School District in the quaint town of Orcutt, CA. It will be an innovative center for seniors to live, thrive and interact with their community, while providing revenue for the benefit of the surrounding school district. With TAIT’s 99-year lease that is expected to garner $48 million for the District, the 9.5 acre property will include 233 units of assisted-living, memory-care and senior independent living housing, along with a community center and a play-for-all park for visitors that will be accessible to children with disabilities. It’s a thoughtful, long-term project that TAIT and its partners are looking forward to building, especially the community center designed to bring seniors and children together through arts and crafts, games and performances for all to enjoy.
Orchard Supply Hardware Store
Hollywood, CA
Located at 4905 West Hollywood Boulevard, this 2-story Orchard Supply Hardware Store (OSH) building includes approximately 36,840 square feet of space with a 5,000 square foot Garden Nursery. While the building seamlessly blends into the surrounding community, it still presents its own unique architectural elements. The minimal amount of space available for landscaping on site presented a notable challenge, for which a capture and reuse low impact development system had to be installed. TAIT provided entitlement and civil engineering services for the Hollywood site.
Skylark Community
La Habra, CA
Skylark offers contemporary three-story attached new homes in the northwest corner of Orange County. The new housing community features open-concept floorplans ranging from 1,970 to 2,121 square feet. The homes include spacious master suites with dual vanities, and main-level bedrooms with full baths. TAIT provided civil engineering and surveying for this new community from concept to completion.
Eastvale Marketplace
Eastvale, CA
Eastvale Marketplace, located at the northeast corner of Limonite and Summer Avenues in Eastvale, California, is a Smart & Final anchored shopping center. The Marketplace includes four pads and two multi-tenant shop buildings that will feature a mix of restaurants and service-oriented retailers. TAIT provided all civil engineering and surveying for this new city center.  
OC Animal Care Facility
Tustin, CA
TAIT was the Civil Engineering Consultant for the County’s Design-Build of the innovative 10 acre OC Animal Care Facility. The facility includes a 2-story 40,000 SF administration building with state of the art veterinary facilities, six dog kennels, special cat housing quarters, and a small corral. The project also includes eight storm water bio-filtration basins to treat storm water runoff from the site before it enters the public storm drain system.
Monterey Park Market Place
Monterey Park, CA
TAIT designed a sprawling new 41 acre retail development within the City of Monterey Park, anchored by Home Depot and Costco.  The design included slope stabilization, retaining wall design, street improvement design, utility installation, overall site development, and over 400,000 cubic yards of dirt removal and re-grading for this extensive construction.
7-Eleven Retail Rollout Program

TAIT has been the Regional Core Contractor for over 120 new 7-Eleven sites in Southern & Northern California over the past year, providing a full range of Program Management, Architecture, Civil Engineering, and Permitting & Entitlements services for each site from concept to completion.
Redlands Packing House District
Redlands, CA
The Redlands Packing House District is set to be a premiere shopping center at the entrance to downtown Redlands, CA. It is an 88,075 square-foot development featuring stylistically historic brick building packing house design with a variety of retail and restaurant tenants, including Sprouts Farmers Market as an anchor. The center is in close proximity to other main Redlands attractions, such as the up and coming Krikorian Theater. TAIT provided site, civil, and survey engineering for the District from concept to completion.
Lido Marina Village
Newport Beach, CA
As part of the team for renovating the historic Lido Marina Village, TAIT provided all site, civil, and survey engineering for this DJM Capital Partners owned property in the coastal city of Newport Beach, CA. The development features a boutique style mix of retail, creative office, and restaurant space over-looking the harbor. The 116,000 square-foot complex was refinished to maintain the charm and local tastes of the community, while offering updated infrastructure, landscaping, and new tenants to revamp the retail and lifestyle landmark.
The Promenade at Downey
Downey, CA
The Promenade at Downey is set to become Downey’s new community gathering and tourism destination, featuring retail, dining, and entertainment with a one of a kind history. The mixed use development will feature an assortment of premiere retailers, with Wal-Mart anchoring Phase 1.  TAIT is the civil engineer of record for the entire project, providing Project Management and Civil Engineering/Survey services from concept to completion.
Harbor Boulevard Water Main & Street Reconfiguration
Garden Grove, CA
This project included approximately 1/3-mile total length of street reconfiguration, improvements to an existing raised median, a new traffic signal, abandonment of existing 8-inch ACP and 12-inch DIP City water lines, installation of a 800 LF of 16-inch water line, and relocation of SCE and AT&T main distribution service lines. It required the installation of new public storm drains, sewer, and water services to accommodate a future redevelopment project along Harbor Boulevard from Palm Street to Lampson Avenue in the City of Garden Grove. Engineering services required extensive research, review, and a potholing program for the installation of the new utilities and storm drain improvements within the existing six-lane Harbor Boulevard roadway.
Pomona Major Street Rehabilitation
Pomona, CA
The project included the rehabilitation of eight arterial and collector segments of roadway throughout the City of Pomona. This rehabilitation required analysis of the existing pavement conditions, recommendation of alternate rehabilitation methods by use of recycled pavement options, upgrading of 4 roadway segments for adding new bike lanes and the analysis, and replacement of all curb ramps along the project limits.
Normandie Avenue Water Main Replacement
Los Angeles County, CA
As part of a Design Build project for Golden State Water Company, TAIT provided the survey and design services for the replacement of 1,600 lineal feet of 14-inch steel water main in Normandie Avenue between Imperial Highway and 110th Street. Design engineering services included preparation of improvement plans for approximately one third of a mile total length of water main replacement, with cross connections to local streets, and new domestic water and fire services along Normandie Avenue.
Adams Hill Water Main Replacement
Glendale, CA
TAIT provided design services for the replacement of 10,620 lineal feet of 4 and 6-inch water main in the Adams Hill neighborhood. The neighborhood is serviced by two pressure zones, and the existing water mains were 33 to 89 years old, were deteriorated and could not meet current fire flow demands. The residential streets were narrow, steep, and windy, and TAIT worked with Glendale Water & Power to determine the alignment that was the best fit for each roadway.
Pasea Hotel & Spa
Huntington Beach, CA
The up and coming luxury hotel called Pasea Hotel & Spa is set to be a dominant attraction for tourists to Huntington Beach’s ocean view by the pier. Prepared by TAIT’s expert civil engineering design services, it will offer eight stories totaling in 250 rooms, all with views of the shore break, community event lawn, ballroom and meeting room space, a spa, outdoor pool, and restaurants, including one on the roof. The site will also provide a two-story subterranean parking structure to accommodate guests.
Academy on Vine
Hollywood, CA
Located on the full city block just south of Sunset and Vine, Academy on Vine is a dynamic campus featuring a 23-story residential tower, three four-story creative office buildings, retail/restaurant space, a 40,000 sq. ft. market, and entertainment venues. The residential tower includes amenities such as a fitness center and swimming pools.
Sunset Media Center
Hollywood, CA
Sunset Media Center is a 22-story high-rise near the intersection of Sunset Boulevard and Vine Street. TAIT is the civil engineer for this major site improvement project which is a collaborative effort to renovate the site’s lobby, common areas, and tenant office spaces, including energy efficiency upgrades. The largest office building in Hollywood, this center’s prime location and innovative improvements will make it a long-term valuable, prominent property.
Columbia Square
Hollywood, CA
TAIT provided all site, civil and survey engineering for the Columbia Square complex in the heart of Hollywood. The development features a sleek new 20-story apartment tower. Taking over a historic site that used to be the radio and television studio home for CBS, the LEED Certified mixed use campus has 200 luxury residential units, as well as retail, creative office, studio and commercial office space.
The Azulon at Mesa Verde
Costa Mesa, CA
The Azulon at Mesa Verde is a 215-unit 55+ senior housing facility in Costa Mesa, CA.  The 7.5-acre campus contains a saltwater spa, pool, gym, and organic gardening beds among other amenities.  The Developer took pride in taking design cues from Spanish Colonial architecture, celebrating the culture of the area.  TAIT was the engineer of record for the project, providing civil engineering design services from concept to completion.
Marriot Hotel
Fort Collins, CO
Located in Fort Collins, CO, The Marriot Hotel is home to 229 newly renovated guest rooms, 16,000 square feet of meeting space, an indoor outdoor pool, and a fitness center.  TAIT provided civil engineering and surveying services to bring this hotel from concept to reality.
DirecTV El Segundo
El Segundo, CA
The DirecTV Campus in El Segundo, CA is a state of the art facility which features a number of plazas, courtyards, and even an outdoor Bocce Ball court.  The office is home to 2,000 employees and is over 650,000 sq. ft.  TAIT was the civil engineer for this major site improvement project which was a collaborative effort with Kilroy Realty Corporation.
Vons Grocery Store
Pasadena, CA
This Vons, located in Pasadena, CA serves as a marquee store representing the entire corporation with its unique design and backdrop. TAIT provided the engineering for the site plan and design of the development.  
Crossroads Marketplace
Chino Hills, CA
The Crossroads Market Place in Chino Hills, CA is a premier shopping center featuring major retailers including Bed Bath & Beyond, Cosco, Petsmart, and others. TAIT provided site planning and civil engineering services for the development.
Foothill Crossing
Rancho Cucamonga, CA
Foothill Crossing is a 312,951 square foot development consisting of major retailers located in Rancho Cucamonga, CA. TAIT was the civil engineer for the project, providing the site planning, surveying, and other development services.  
Centerplace Shopping Center
Greeley, CO
The Centerplace Development in Greely, CO is home to a Best Buy and a Sports Authority-- Two major "big-box" retailers. TAIT was the civil engineer for this project, providing design, development, and survey services from concept to completion.
Park Regency Assisted Living
Loveland, CO
Park Regency Assisted Living Center is the largest senior living facility in Northern Colorado. TAIT provided engineering design and development services for the project from conception to completion.  
Travis Air Force Base
Solano County, CA
Travis Air Force Base is a United States Air Force base located in Solano County, CA. TAIT was contracted to provide surveying services for the 900 acre site.  
Ventura County Medical Center
Ventura, CA
The Ventura County Medical Center is a state of the art, fully integrated hospital and clinic. TAIT was contracted by Kaplan McLaughlin Diaz for the civil engineering design of the new 43 bed mental health unit as part of Ventura County's 88,000 square feet expansion to the Ventura County Medical Center.

The Commons Shopping Center in La Verne, CA is a 19 acre development consisting of major retail and grocery stores. TAIT was the engineer for the project providing a variety of civil engineering, design, and planning services from start to finish.  
MAG Instrument, Inc. Headquarters
Ontario, CA
TAIT was contracted to provide civil engineering services for an economic revitalization of the Mag Instrument Inc. 30-acre headquarters site located in Ontario, CA. The effort included a new fully integrated manufacturing facility which created an additional 2,400 jobs.

Victorville, CA
The Walmart shopping center in Victorville is a state of the art facility designed to be one of the most energy efficient Walmart's in the region.  TAIT was the enginner of record for the project, providing Civil Engineering and Survey services from the project's conception to completion.
CVS
Multiple Locations
CVS Pharmacy is the largest pharmacy chain in the United States, including more than 7,400 stores.  TAIT provides CVS with civil engineering, design, and development services as they continue to grow and expand throughout California.
City Place Center
Long Beach, CA
City Place is a shopping center in the heart of downtown Long Beach, CA.  It covers eight city blocks, with over 450,000 square feet of retail and residential space.  TAIT provided the engineering design and site plannning for the development.
Ledgestone Hotel
Billings, MT
The Ledgestone Hotel is a beautiful 88 room, 3 story structure set on a 6 acre site in Billings, MT.  TAIT provided civil and structural design services for this 44,000 square foot project.
BP-EVR Compliance Program

ARCO gas stations, previously owned and operated by BP, recently underwent a major rehabilitation to their brand.  TAIT has been providing BP with Enhanced Vapor Recovery Compliance Testing at over 400 sites throughout CA.
Plaza Lofts
Sacramento, CA
The Plaza Lofts in Sacramento, CA is a 7-story mixed use development that encompasses half a city block in the downtown area.  It includes underground parking, a retail space at street level, and residential housing above. TAIT provided all of the civil engineering services for the project.
CVS Los Angeles
Los Angeles, CA
The CVS located at 3rd St. and La Brea in Los Angeles, CA pursued LEED Silver certification, and includes a rooftop parking structure.  TAIT performed civil engineering, surveying, and program management services for the entire project
IUSD Aquatic Center
Irvine, CA
The Irvine Unified School District (IUSD) Aquatic Center at Woodbridge High School is a state of the art, olympic quality facility located in Irvine, CA. The facility regularly hosts professional swim meets. TAIT provided the civil engineering design and surveying for the multi million dollar project.
The Citadel

The Citadel Outlet mall is one of LA's premier shopping destinations with more than 115 top brand name stores and restaurants.  TAIT provided civil engineering services for the expansion and construction of the upgraded facility and new 5 story parking structure.

The Tustin Metrolink Station in Tustin, CA recently underwent a redevelopment and expansion valued at over $17 million.  TAIT was on a team that provided civil engineering design, utility design, and survey/mapping services for expansion which included the addition of a 5-story parking structure.

Woodbury Towne Center is a premier 30 acre retail center located in Irvine, CA.  TAIT was the civil engineer and provided a variety services for planning and development of the $39 million project.
Mission Hospital

Mission Hospital is a hospital in South Orange County that is leading the way in providing patients with the most advanced diagnostic care and treatment in the world.  TAIT provided civil engineering design for the 13 acre medical center that consists of a 5-story medical office building, and a 7-story parking structure.
Laguna Beach Lifeguard Tower
Laguna Beach, CA
The Laguna Beach Lifeguard Tower is an iconic structure that has served as a symbol of the city for years.  TAIT was hired by the City of Laguna Beach to structurally renovate the tower and restore safe operational function after years of wear and tear.
St. Joseph Hospital
Orange, CA
St. Joseph Hospital in Orange County, CA is the 10th largest not-for-profit health system in the United States.  Since 1993, TAIT has provided civil engineering and surveying services to large scale projects and upgrades on this state of the art facility.
Del Amo Fashion Center Redevelopment
Torrance, CA
The Del Amo Fashion Center is a two-level regional shopping mall in Torrance, CA.  With over 200 stores, it is the largest mall in the South Bay.  TAIT provided a variety of engineering and development services for Phase 1 of the project, as well as preliminary engineering design for a potential Phase 2 expansion.
The Strand
Huntington Beach, CA
The Strand is an iconic development located across the street from the Huntington Beach Pier in Southern California.  The development includes over 200,000 square feet of mixed-use space including a 152 room hotel, along with restaurant, retail, and office space.  TAIT provided civil engineering services for the project which required redevelopment of a downtown two block area, a complete infrastructure rehabilitation, and extensive integration to the existing drainage system.
Sonoma Luxury Apartments at Porter Ranch
Porter Ranch, CA
Sonoma at Porter Ranch is a luxury apartment complex located in Porter Ranch, CA.  TAIT was tasked with providing civil engineering services for the 10 acre development, which includes 398 units.
Rangeview Office Campus
Loveland, CO
The Rangeview Office Campus is a state of the art office building complex located in Loveland, CO.  TAIT provided a full range of civil engineering services for the project.  Rangeview Building III pursued LEED Silver Certification, and Rangeview Building IV is pursued LEED Gold Certification.
Pacific Gateway Business Center

The Pacific Gateway Business Center is a historic aerospace installation located in Seal Beach, CA. TAIT provided consulting and design leadership in the redevelopment of this iconic project.
Columbus Square
Tustin, CA
Columbus Square is a 105-acre residential development located in Tustin, CA.  TAIT was the Engineer of Record for the project, providing civil engineering services from start to finish.
Cedar-Sinai Medical Center
Los Angeles, CA
TAIT was retained by Cedar-Sinai Medical Center to provide surveying and engineering services as part of the seismic upgrade to their SSB-3 West Lab in Los Angeles, California. Prior to the start of construction, the contractor needed an accurate survey of the existing improvements at the planned locations of the OXO frames that would provide seismic resistance to ground movement for the existing four story structure. TAIT’s two person survey crew collected data and took shots of the existing improvements that would interfere with the proposed construction. The information was then provided to the design team to make needed adjustments in placement of the caissons.
Van Nuys Airport
Van Nuys, CA
TAIT was hired to provide civil engineering and surveying services for the 1.5 acre aircraft and aviation site located in Van Nuys, California. The site is located at the Van Nuys Airport which is part of the Los Angeles World Airports (LAWA) along taxiway H. New hangers and executive conference rooms were developed to service turboprop and turbojet aircrafts. The survey provided for the site included a Fixed Base Operator (FBO) Minimum Standards Analysis for the lease area.
Logan Street Homes
Santa Ana, CA
The Hope Builder's Inc. affordable single-family housing project in the historic Logan barrio of Santa Ana was a project geared to refurbish a deteriorating neighborhood, and to provide affordable housing to those in need.  TAIT provided all of the civil engineering services for the development.
Sundance Spas Distribution Center
Corona, CA
Sundance Spas is internationally recognized as a premier spa and hot tub retailer.  TAIT was hired for the engineering of their 200,000 square foot, 17 acre manufacturing facility and distribution center in Corona, CA.
Harbor Gateway
Los Angeles, CA
The Harbor Gateway Business Park is one of the largest land development projects in the City of Los Angeles.  TAIT was contracted by Boeing Realty Corp. to design the infrastructure for approximately 170 acres of Re-Use, which included demolition of 2.4 million square feet of the former aircraft plant, followed by the infrastructure design of 3 million square feet for retail, office, and industrial park development.
Tustin Family Campus
Tustin, CA
The Tustin Family Campus is a four-acre campus consisting of administration and housing buildings for the Orange County Social Services Agency.  TAIT provided civil engineering and design services for this $23 million dollar project.
