TAIT’s environmental services include providing due diligence review for clients needing a second opinion on environmental issues of a project site. One good example of this type of service involved TAIT being contracted by a land developer to review the environmental issues at a former oil field in Southern California. The developer wanted a second opinion on whether the property could clear environmental hurdles for residential development.

After a thorough review of the existing documentation at the site, TAIT determined that the “No Further Action Letter” and the existing “Soils Management Plan” were more than 15 years old. Therefore, existing environmental conditions might not pass current regulatory requirements as a residential site without further investigation and regulatory input. This information allowed the developer to make a final decision on the property acquisition.
