TAIT serves as the Master Engineer for the Dana Point Harbor Revitalization, a transformative 276.8-acre redevelopment effort. The project includes the reconstruction of 12 buildings, new hotels, upgraded docks, enhanced boater services, and a new parking structure. TAIT’s scope encompasses site planning, utility studies, construction phasing, hydrology, and surveying. The marina upgrades are progressing in multiple phases, and the commercial core is being redeveloped in a six-phase construction plan.Irvine, CA

TAIT & Associates, Inc, Along with HKS, Inc., PlaceWorks, and Nexus Development, delivered a brand-new Luxury Senior Living Community in Newport Beach, CA. Providing individualized care and support for residents with cognitive impairment is essential for improving their quality of life and promoting their independence. The Vivante Community brings a caring culture that honors residents' life history, recognizes their strengths and challenges, and maintains their dignity. The project consisted of the demolition of the former Orange County Museum of Art buildings on a 2.91-acre site to accommodate the development of a 184,309-square-foot, six-story senior housing development (90 residential dwelling units) and memory care facility (27 beds).Corpus Christi, TX
TAIT prepared construction document sets for bidding, permitting and construction uses. TAIT prepared plans for removal of roof mounted 680 gallon diesel fuel AST for generator, and associated equipment. TAIT performed engineering design tasks as required to install new: One (1) roof mounted 500 gallon diesel fuel AST for generator; associated tank equipment; remote fill pumping system at grade level; flexible double contained tank fill piping system from grade level to roof mounted AST.El Paso, TX
TAIT was contracted under the Project Lead Architect, ASA Architects. The fuel system design project was a small portion of a larger project to construct a new school district maintenance facility. TAIT prepared construction document sets for bidding, permitting and construction uses. TAIT performed engineering design tasks as required to install new fuel station complete, including: one (1) 6,000 gallon gasoline UST; one (1) 18,000 gallon LPG AST, associated supply pump, and truck unload station; one (1) gasoline dispenser and associated equipment; one (1) LPG dispenser and associated equipment; fuel management system; tank and piping monitor system.Port of Long Beach, CA
TAIT was contracted under the Project Lead Architect, Lundstrom Associates (now Lionakis-Lundstrom). The fuel system design project was a small portion of a larger project to rebuild the entire Toyota new vehicle port-of-entry facility. TAIT prepared construction document sets for bidding, permitting and construction uses. TAIT performed engineering design tasks as required to install new: Four (4) 10,000 gallon gasoline AST’s (3 existing tanks relocated, 1 new); thirteen (13) fuel dispensing islands; 50’ x 260’ steel canopy; 100% aboveground/overhead piping systems; duplex fuel delivery AST filling system; tank & piping monitor system.Ventura, CA
TAIT prepared construction document sets for bidding, permitting and construction uses. TAIT performed engineering & design tasks as required to remove two (2) existing fuel stations complete, including: two (2) 12,000 gallon and two (2) 10,000 gallon unleaded gasoline UST’s; dispensing equipment; two (2) canopies and fuel islands; monitor systems. TAIT performed engineering design tasks as required to install new consolidated fuel station complete, including: two (2) 30,000 gallon gasoline UST’s; one (1) 12,000 diesel fuel UST; 34’ x 46’steel canopy; three (3) dispensers and associated equipment; fuel management system; tank and piping monitor system; and concrete fuel island/drive slabs. Design tasks included: Conceptual fuel station design studies to determine final location and design requirements; pre-design site inspection with client; pre-design consultation with local permitting agencies; civil engineering including grading plan, storm water mitigation plans, and new driveway; development of new fuel station site plan in existing parking lot; equipment specs and details; electrical plans & details; canopy engineering and plans; CSI specifications; and demolition plans for two (2) existing fuel stations.
Our client operates helicopters for public safety. They were able to fuel the helicopters from the supplier located in the building next to their hanger. TAIT was asked to assist and expedite a fueling solution to help make helicopter refueling more efficient. The client got approval to put a 1,000 gallon Jet-A trailer on the apron at the hanger.New Orleans, LA
Our customer was given 5 underground tank removal/replacement jobs at the New Orleans airport. We were geared up for an early year start, but TAIT and the customer wanted a geotechnical survey performed prior to putting bid numbers and a work plan together since the site is less than a mile from the Mississippi River levee and notorious for flooding. The FAA had to get airspace approval for the survey, pushing back the start date to mid-year. TAIT's services included: Shoring the excavation for UST removal because of soil conditions, proximity to existing structure and entry to excavation for compaction testing, building a custom support system to brace the shoring walls due to poor soil conditions, backfill in 12" lifts with compaction testing on each lift, driving 50' timber piles in the excavation area (while monitoring vibration levels and driving blows) for the new pad to rest on, installing custom engineered rebar bracing for the concrete pad and installing flexible connectors in the product piping chase and conduit to allow for settling.Costa Mesa, CA
Large buildings are supported by emergency generators in order to provide backup power to elevators and other essential equipment to evacuate the building in case of a power outage. TAIT recently provided the design/build services for the new fueling systems at both buildings of the Segerstrom Center for the Arts in Costa Mesa, CA. These sites provided special challenges due to location requirements from both the city and Segerstrom. The new ASTs were installed on the top of the 60’ and 40’ tall buildings.Orcutt, CA
TAIT is developing a new modern senior housing facility on a property owned by Orcutt Union School District in the quaint town of Orcutt, CA. It will be an innovative center for seniors to live, thrive and interact with their community, while providing revenue for the benefit of the surrounding school district. With TAIT’s 99-year lease that is expected to garner $48 million for the District, the 9.5 acre property will include 233 units of assisted-living, memory-care and senior independent living housing, along with a community center and a play-for-all park for visitors that will be accessible to children with disabilities. It’s a thoughtful, long-term project that TAIT and its partners are looking forward to building, especially the community center designed to bring seniors and children together through arts and crafts, games and performances for all to enjoy.Dallas, Texas
TAIT was contracted by Oncor Electric, the electrical services supplier for northeast Texas, to remove a 12,000 gallon gasoline tank and product piping from their downtown maintenance facility in Dallas, Texas. The site offered many challenges- the site is in a walled compound with low arched entrances and the tank was set between two canopies. TAIT successfully removed the tank, performed soil sampling and provided a closure letter to the Texas Commission on Environmental Quality. We were able to obtain site closure from the TCEQ.Northern California
TAIT works closely with Pacific Gas & Electric (PG&E) in Northern California to keep their fueling systems up to date, and to make sure they meet all current regulations. We perform UST removals, and AST installations at their facilities. These projects are Design/Build. Our in-house team meets with PG&E staff to determine the needs for each facility, then we use the in-house Engineering Team to design the new systems, we permit the new installation, and then we construct the new Fueling system.
