Pre Close / Due Diligence

  • Complete Due Diligence check list.

  • Coordinate initial City meeting for early agency feedback.
  • Prepare pre-development budget.
  • Prepare estimated construction cost package and schedule.

PRELIMINARY DESIGN AND ENTITLEMENT PHASE

  • Site visit and initial programming.
  • Regular team meetings to monitor progress and submittal deadlines.
  • City and agency negotiations for uses and entitlement requirements.
  • Planning Commission and City Council meetings and public hearings.
  • Maintain master project schedule.
  • Update preliminary construction budgets with contractor input requirements.

Construction Documentation Phase

  • Kick off construction documents.
  • Monitor design team progress and plan check submittal dates.
  • Coordinate agency approval process.
  • Coordinate permit ready status with agencies.
    Prepare Instructions to Bidders.
  • Coordinate the Bid Phase and RFI’s etc.
  • Coordinate with owner for construction loan package requirements.

Oversight of COnstruction Phase

  • Manage periodic construction meetings and assist contractor in interpretation of drawings and specifications with the project team and review ongoing testing reports.
  • Monitor long lead item acceleration alternatives
    Coordinate team construction administration, change order negotiations.
  • Coordination of off-site improvements.
  • Coordination of tenant improvement plans into
    shell/core construction process.
  • Coordinate and manage Certificates of Substantial and Final Completion documentation with City officials.

Construction ADMINISTRATION

  • Pre-construction and job site meetings.
  • Shop drawings, samples and finishes submittal review.
  • Assist contractor in interpretation of drawings and specifications.
  • Coordinate RFI responses from Team to Contractor.
    Preparation of meeting notes and project reports.
    Coordination of As-Built documents incorporating field revisions provided by the general contractor (warranties, guarantees, and manuals).
  • Prepare & oversee implementation of final punch list.
