TAIT is developing a new modern senior housing facility on a property owned by Orcutt Union School District in the quaint town of Orcutt, CA. It will be an innovative center for seniors to live, thrive and interact with their community, while providing revenue for the benefit of the surrounding school district. With TAIT’s 99-year lease that is expected to garner $48 million for the District, the 9.5 acre property will include 233 units of assisted-living, memory-care and senior independent living housing, along with a community center and a play-for-all park for visitors that will be accessible to children with disabilities. It’s a thoughtful, long-term project that TAIT and its partners are looking forward to building, especially the community center designed to bring seniors and children together through arts and crafts, games and performances for all to enjoy.
La Habra, CA
Skylark offers contemporary three-story attached new homes in the northwest corner of Orange County. The new housing community features open-concept floorplans ranging from 1,970 to 2,121 square feet. The homes include spacious master suites with dual vanities, and main-level bedrooms with full baths. TAIT provided civil engineering and surveying for this new community from concept to completion.
Located on the full city block just south of Sunset and Vine, Academy on Vine is a dynamic campus featuring a 23-story residential tower, three four-story creative office buildings, retail/restaurant space, a 40,000 sq. ft. market, and entertainment venues. The residential tower includes amenities such as a fitness center and swimming pools.
TAIT provided all site, civil and survey engineering for the Columbia Square complex in the heart of Hollywood. The development features a sleek new 20-story apartment tower. Taking over a historic site that used to be the radio and television studio home for CBS, the LEED Certified mixed use campus has 200 luxury residential units, as well as retail, creative office, studio and commercial office space.
Costa Mesa, CA
The Azulon at Mesa Verde is a 215-unit 55+ senior housing facility in Costa Mesa, CA. The 7.5-acre campus contains a saltwater spa, pool, gym, and organic gardening beds among other amenities. The Developer took pride in taking design cues from Spanish Colonial architecture, celebrating the culture of the area. TAIT was the engineer of record for the project, providing civil engineering design services from concept to completion.
Park Regency Assisted Living Center is the largest senior living facility in Northern Colorado. TAIT provided engineering design and development services for the project from conception to completion.

The Plaza Lofts in Sacramento, CA is a 7-story mixed use development that encompasses half a city block in the downtown area. It includes underground parking, a retail space at street level, and residential housing above. TAIT provided all of the civil engineering services for the project.
