TAIT is the Civil Engineer for the 240-acre River at Overland Crossing conservation development in Berthoud, CO. Partnering with HT Land Partners, TAIT designed a subdivision featuring forty-two 2-acre lots, three 35-acre lots, and 27 acres of HOA-maintained open space. The development includes a 10-acre nature park with river access and panoramic views of the Rocky Mountains. Permit-ready lots are scheduled for delivery in fall 2024, offering an ideal blend of modern living and rustic charm along the Little Thompson River.
TAIT is the Master Civil Engineer for the 220-unit Picerne Lomita development in Lomita, CA. Collaborating with The Picerne Group, TAIT provided services including EIR preparation, sewer and site infrastructure design, civil engineering, survey and mapping, and consultant coordination. As the first large development approved in the city in years, this five-story luxury apartment project features resort-style amenities, including a pool, spa, clubroom, and fitness space. Located at Lomita and Crenshaw Blvd, the project addresses challenging site constraints while delivering modern, high-quality residences for the South Bay community.
TAIT is the Civil Engineer for the Berthoud Lake Enclave, a quarter-acre lot community in North Berthoud, CO. Collaborating with Hoime Development, TAIT provided subdivision design and infrastructure development for this modern farmhouse-inspired enclave. Surrounded by open space with setbacks exceeding Town criteria, the community offers mountain views, cul-de-sac access, and a seamless blend of rustic charm and contemporary living. The project’s success has inspired similar developments in the region.

In 2023, TAIT presented a proposed design for the Sierra Madre Library, featuring an open and airy central space that reimagines traditional library architecture. The design aims to create an inviting and modern environment for the community.

TAIT Architecture provided an assessment for the City of Corona to convert the 33,000 SF historic City Hall into a community center consisting of 4 buildings. TAIT worked with the Building and Fire Department to produce a series of building analysis that looked at exiting, analyzed occupany separation to divide the building into smaller areas to achieve the most cost effective approach.
As Master Engineer for one of Orange County’s largest repositioning projects, TAIT provided civil engineering, infrastructure design, entitlement services, and municipality coordination. The project transformed the former LA Times printing press into a 51,000 SF creative work campus and food hall, blending industrial character with modern elegance. The revitalized space preserves historical details while serving as a vibrant community hub.
TAIT serves as the master civil engineer for the Shea Business Center, a 500,000 SF Class A industrial development on the former ITT site in Santa Ana. Opened in 2020, the center features nine buildings with dock-high and ground-level loading, ESFR sprinklers, and 28/30-foot clear heights. TAIT successfully rezoned the property for industrial use, overcoming environmental challenges.
TAIT Engineering is providing civil engineering services for the transformation of the former Sacramento Bee property in Midtown Sacramento. The South Redevelopment project will convert two expansive surface parking lots into eight multi-unit residential buildings, delivering 48 new homes and enhancing the urban fabric of the neighborhood.

TAIT provided civil engineering design services from concept to completion, supporting the McAuley/Brookfield team through entitlements, city approvals, and public outreach.
